Management Services and Fees

As a full-service property management company, we take care of everything from tenant recruiting and background checks to property maintenance. We even handle tenant evictions, should it ever come to that. Our property management services keep your property fully occupied and well managed helping you earn more rental income from your investment properties. 


Leasing Fee's | Tenant Placement

With our full-service property management, openworldproperties.com can assist you in placing a tenant in your rental property as follows:

  • There are NO UP FRONT LEASING FEES or CHARGES. The leasing fee is charged to owners upon the tenant signing the lease. The leasing fee covers the costs associated with advertising and showing your rental property, as well as reviewing applications, screening tenants, processing the lease paperwork, and preparing the property for move-in.
  • A $400 deposit in a "trust account" is required for incidental maintenance repairs that may come up when marketing or showing the unit. For example: change locks, yard cleanup, unit cleaning, etc.
  • 98% of the properties we manage are leased by our in-house agents. The other 2% are leased from leads sourced from the MLS, brokers, and agents


Lease Renewal Fee's

When a current tenant decides to renew their lease for your rental property we charge a flat fee of $250. The lease renewal fee is charged for negotiating another lease term with the existing tenant, completing the documents for the new lease term as agreed upon by both parties and ensuring the return of a signed and fully executed lease.


Single Family Homes - Full Service Property Management

Our monthly management fee is 6% of each property’s rent collected. For example: If your property's monthly rental income is $2,500, your monthly management fee would be six percent (6%) of $2,500 = $150 per month ( *$150 per month is our minimum management fee per single family property.) *10 or more single family rental properties, call us for a quote

Multi-Family - Full Service Property Management

6% of each property’s rent collected.

*Minimum $100 per unit if not at “Market Rate” rents.

Onboarding Fees

An onboarding fee is charged to multi-family properties to cover costs associated with opening, maintaining, changing, and/or closing tenant leases. This fee also includes costs to inspect the condition of each unit; and to digitize existing documents for managing the property; and potentially rewriting leases that are outdated. This fee also includes a rent increase consultation, rent roll creation, as well as updating all city and state notices. The onboarding fee is either $395 or $495 depending on how many units exist in your multi-family property. 


Condos and Townhouses - Full Service Property Management 

 1 to 2 Bedrooms, $150 a month.  3 bedrooms or more, $175 a month..
